Condo IX – June 2025

Dear Friends and Neighbors,
Condo IX is full of sunshine and blooming flowers, neighbors and friends out after winter hibernation, and our returning snowbirds! The longest day of the year, Summer Solstice is June 20th. The Bretton Woods pool is sparkling and now open for your enjoyment. The indoor pool continues to be open for the month of June. Aquanauts offers Water Aerobics Monday – Saturday at 9 AM.
Bretton Woods provides many activities for you to take advantage of. Get out in the sunshine and enjoy some golf, tennis, pickleball, bocce, or shuffleboard (or just relax in the sun or shade poolside. This month, we honor and celebrate all the Fathers, Grandfathers, and Great-Grandfathers in our community. We hope you all enjoy your special day!
SAVE the DATE: Condo IX “Block Party”/Summer Barbecue – Saturday, August 23rd, Rain Date, Sunday, August 24th. Watch the Bretton News for more details!

CONDO PROJECTS:
• Naturescape has finished the mulching of Parking Plaza entrances.
• The irrigation startup has completed – please submit a work order ASAP if you notice an inoperable sprinkler head or problem in the vicinity of your unit.
• Dryer Vent Wizard has completed the dryer vent cleaning of Condo IX units.

FRIENDLY REMINDERS:
 Dogs: Please remember that Condo IX is a NO Pet Condo. If you have an approved Emotional Support Animal, you need to update and submit the documentation (license/vaccines) every year.
 Please submit any issues or work orders in the Upkeep system, located via website: www.Brettonwoodshoa.org.
 Reminder: Any planting that you wish to do in the Common Areas must be approved by the Board prior to work being done. If approved, the cost and future maintenance of these plantings will become your responsibility.
 Dumpsters: Please keep the covers on the dumpsters closed to keep raccoons and other critters out.
 Absolutely DO NOT feed or put out food or bread for the deer, birds, or squirrels. This poses a great expense to address raccoon & rodent problems and jeopardizes the safety of the community. It is also illegal in New York State (NYSDEC and Suffolk County), and can be unintentionally harmful to the animals.
 Tikki Torches, fire-pits, and open flame are not permitted in Bretton Woods for the safety of all.
 Please make sure your up-to-date contact information is on file at the HOA office.

SMOKE DETECTOR INSPECTIONS: The semi-annual mandated Town of Brookhaven smoke detector inspections have been completed by this time. THANKS go to Jasmine Hawk, who is the Chair of this safety project, as well as to the community volunteers: Michael Carni, Jasmine Hawk, Janet Keller, Lisa Leshaw, Christine McKeever, Dorothy Newman, Pat O’Mahoney, Linda Redenberg, Kathy Russo, Deirdre Severson, Renata Zinkeviciene. The community is grateful for your time and effort to safeguard us all!

IMPORTANT:
Summer pests:
• Ticks live in shady, moist areas at ground level as well as in tall grass, brush, and shrubs. These critters can transmit diseases. Preventive measures should be used whenever tick exposure is possible!
• Mosquitos: To reduce the mosquito population in your area, please eliminate any standing water in cans, plastic containers, ceramic pots, bird baths, plastic wading pools, outdoor furniture covers, etc.
