Condo IX – August 2026
DEAR CONDO IX FRIENDS AND NEIGHBORS,
We hope that you are enjoying your summer and the wonderful activities that the Bretton Woods community has to offer!
Please make sure you check your mail for some important information from the Condo IX Board:
• August – Board applications will be mailed out and are due in August. Please make sure to pay attention to the due date – your application should be postmarked by the deadline designated.
• September – There will be two mailings:
o Annual Meeting Notice – our annual meeting and election for board members will take place on September 17th at 7pm in the Rainbow Room.
o Condo IX 2026/2027 Budget information and new payment booklet will be sent. This will include your new monthly common fee amount.

A nine-member Board of Managers governs Condo IX. Any homeowner is eligible to run for a seat on the Board. Serving as a Board member requires a commitment of time, energy, and a genuine interest in the ongoing management of our community.
ELECTIONS: As you may know, Condo IX’s Board is set up to have members serve staggered three-year terms. As per this rotation established by the Prospectus, three seats become vacant on September 30th, as with the end of each fiscal year. We also have an additional vacancy, which will have a term ending in 2027.
Any homeowner (including incumbents) is eligible to run for the Board. The Board functions best when there is full and diverse membership, as each member helps make decisions that affect the whole community. An application will be mailed to each homeowner this month, with a due date which will allow sufficient time to prepare the ballot for our election in September. Please think about what you have to offer our community – have a say, become involved, run for the Board! If you have any questions about running for the Board, please leave a note at the HOA office, and a Board member will contact you.
BUDGET: Last month, the Board started meeting to develop the Condo IX budget for fiscal year 2026/2027, which begins on October 1st. Like every other Condo and the HOA, we are faced with increasing costs for current services, such as insurance, landscaping, snow removal, gutter cleaning, roof repairs, plumbing, etc. We make every effort to contract with skilled and reasonably priced vendors. We strive to budget realistically, so we don’t have to dip into our reserves for operational expenses, but as the community ages, so do repairs and basic maintenance requirements. Optional expenses such as beautification, mulch, and power washing are always reevaluated and carefully considered. Please be mindful that inflation alone will result in an increase in our budget.
We have no control over the HOA common charges– we simply collect these monies on behalf of HOA and MPAU. As with our own budgets at home, there are some things that we must do and some things that we would like to do – rest assured that the Board will prepare the budget with all these considerations in mind.
REMINDERS:
• Sprinklers are set by Naturescape and based on individual grass needs. Lawn conditions are assessed weekly and timers are adjusted accordingly. If you notice a problem, please submit a work order so it can be addressed by Naturescape. Homeowners and residents should not be accessing the timer boxes.
• Be mindful! We live in close proximity to our neighbors, so please be considerate about noise and smoking! If you are a smoker, please consider smoking outside, where your smoke cannot travel to other units and affect your neighbors. There are also options for homeowners to purchase filters and air purifying systems, which may help mitigate this secondary transfer.

• Homeowners/Residents should not be contacting our vendors directly. Board members interface with the vendors directly, and a work order should be submitted for any issues. Condo IX will not be responsible for any costs associated with a vendor contracted by a homeowner.
• Work Orders: For the quickest response to work orders, please submit your request online at https://brettonwoodshoa.org/work-orders/. You should receive an email acknowledgement of your work order; please follow up with the board if you do not.
Homeowners must use the work order process and work with the Board representative(s) to ensure issues are addressed properly and in accordance with our established protocols. Work orders are a necessary part of the process and important for record keeping.
• Please only submit work orders for yourself or a common area. Do not submit a work order on behalf of anyone else. If you need assistance submitting a work order, please contact a Board member.
CONDOMINIUM IX NEWS
• Wishing all of our August Birthday celebrants a very Happy Birthday! We hope you ALL enjoy your special day!
• WELCOME to our newest Condo IX neighbors, Dominick Della Marco and Georgia Halmo.
• THANK YOU and GOOD LUCK to our Condo IX Secretary, Michael Carni, who moved out of our community in July. We wish you lots of luck in your future endeavors.
• Regular Board meeting – The next Condominium IX Board of Managers meeting will be held Wednesday, August 5th at 6:30pm in the Clubhouse Library.
• General Meeting & Election will be held on Thursday, September 17th at 7pm. All homeowners are encouraged to attend. This is an important informational meeting and the opportunity to vote for your Condo IX representatives. Light refreshments will be served.
