Condo IX – April 2026
Dear Friends and Neighbors,
Warmer weather is sure to be around the corner! Enjoy more daylight and spending time outdoors. April also brings several holidays to celebrate! Remember to take advantage of the many activities Bretton Woods has to offer, including pickleball, golf, bocce, and water aerobics. Read the Bretton News for information on upcoming events and club activities.
SPRING CLEAN UP!
We will begin the clean-up of the Condo IX shared basement this Spring. Please take a look at the items you have stored in the basement and ensure you are complying with the House Rules. The Board will follow up as needed with individual homeowners. If your items are not properly labeled, they will be in danger of being discarded.
VOLUNTEER OPPORTUNITY – BE A SMOKE DETECTOR INSPECTOR:
The Town of Brookhaven mandates semi-annual smoke detector inspections. If you would like to volunteer for this very important community project, please contact our Smoke Detector Chairperson, Jasmine Hawk, via email at brettonwoodscondoIX@gmail.com or by dropping a note in the mailbox at the Clubhouse. Volunteers remain outside the unit and provide each resident with a can of spray to test his/her own detector. The next inspection is done in May.
PLUMBING REMINDERS:
Avoid unnecessary clogs, back-ups, and plumbing bills by not putting grease, food particles, kitty litter, etc., down the drain. Flushable wipes do not degrade and will clog our septic system. Flush drains weekly with boiling water to keep them running smoothly and prevent stoppages. Homeowners are responsible for costs associated with blockages in their unit.
LANDSCAPING:
Naturescape will be on the premises to begin Spring Clean-up, weather permitting.
PARKING:
Reminder: vehicles should not be parked for more than 5 days at a time. Less frequently used vehicles should be parked in the long-term parking lot in Parking Plaza #16B.
EXTERIOR RENOVATIONS: The Condominium IX Architectural Control Matrix delineates the requirements for all exterior alterations, including windows and doors. All alteration requests must be submitted to the Board in writing. The Board has up to 30 days to respond to written requests. Please give the Board sufficient time to evaluate/approve your plans. A copy of the Matrix is also available on the Bretton Woods website at https://brettonwoodshoa.org/boards/condominium-ix-board-of-managers/condo-9-architectural-control-matrix/.
PLEASE DON’T LEAVE FOOD/BIRD SEED OUTSIDE! You may be well-intentioned, but these offerings attract rodents and vermin.
DUMPSTER REMINDERS:
After throwing out trash, please make sure you close the lid to the dumpster. This will help prevent animals from getting inside them, which can create a safety issue or cause spillage.
COMMERCIAL VEHICLES are not permitted to park overnight; violations will result in the vehicle being towed at the owner’s expense. Information about obtaining a parking spot in the commercial/long-term parking lot can be obtained by contacting Gina at (631) 698-4513.

COMMUNITY LIVING: Condominium living is within close proximity of one’s neighbors. We ask that you be respectful and considerate of your neighbors. Be mindful that smoking in/near your condo affects your neighbors, as smoke travels through the attached walls and near windows.
As the warmer weather approaches, please be mindful of your neighbors as we participate in outdoor activities. The Town of Brookhaven and Bretton Woods governing documents outline information regarding noise control.

WORK ORDERS: For the quickest response to work orders, please submit your request online at https://brettonwoodshoa.org/work-orders/. You should receive an email acknowledgement of your work order; please follow up with the board if you do not.
Board Members are volunteers. Please be considerate; don’t text, email, phone, or visit them regarding Condo matters, unless there is a true emergency. Work orders are necessary for proper documentation, and may be submitted online with minimal effort.
