Dear Condo IX Friends and Neighbors,
Hopefully the Winter of 2025 is behind us, and we can look forward to celebrating the first day of Spring, which is around the corner! Remember to set your clocks ahead for Daylight Savings time. May the luck of the Irish be with you this St. Patrick’s Day!
REMINDERS:
All Condominium IX residents and homeowners should ensure they have sufficient insurance coverage to cover a potential loss. In the event of a loss that is determined to be a Condominium responsibility, the Condominium is responsible for restoration back to the initial/basic/builder’s condition only. Any upgrades to the basics are the responsibility of the homeowner, including the deductible that his/her policy may include. Please check with your insurance carrier if you have any questions about your individual responsibility/coverage.
Condominium living is within close proximity of one’s neighbors. We ask that you be respectful and considerate of your neighbors. Both the Bretton Woods governing documents and the Town of Brookhaven have requirements for noise control. To make a noise complaint or to report any other non-emergency situation requiring a police response, call (631)-852-COPS. Report Violence within the community, if you witness or are a victim of suspicious behavior, call 911.
Plumbing Issues: Avoid unnecessary clogs, back-ups, and plumbing bills by not putting grease, food particles, kitty litter etc. down the drain. Flushable wipes do not degrade and will clog our septic system. Flush drains weekly with boiling water to keep them running smoothly and prevent stoppages. Homeowners are responsible for costs associated with blockages.
Homeowners should check their hot water heaters as the life expectancy is about 10-15 years.
Please also be mindful that smoking in/near your condo may affect your neighbors.
Please submit all requests/concerns to the Board in writing. Remember that the Board is comprised of volunteers so please allow time for a response.
• If you leave a note at the clubhouse exterior mailbox or the HOA Office, a Board member will contact you.
• We ask that you submit any requests in writing to the Board for the audit trail of potential Condominium expenditures at brettonwoodscondoIX@gmail.com
• You may submit a work order electronically, at https://brettonwoodshoa.org/work-orders/
• Or alternatively, you may submit a paper copy of a work order at the Clubhouse.
The Condominium IX Architectural Control Matrix delineates the requirements for all exterior alterations, including windows and doors. Please note that a copy of the Matrix is available on the Bretton Woods website at https://brettonwoodshoa.org/boards/condominium-ix-board-of-managers/condo-9-architectural-control-matrix/
• All alteration requests must be submitted to the Board in writing. As per the Prospectus, the Board has 60 days to respond to written requests for exterior changes. Please give the Board sufficient time to evaluate/approve your plans!
Smoke Detector Inspections: Community volunteers will conduct the Town of Brookhaven Mandated Semi-Annual Inspections of Smoke Detectors in May. Volunteers will not enter the units but will remain outside the door, providing each resident with a can of spray to use to test his/her own smoke detector. The volunteer will be able to hear that the detector is operational or if there is a problem. The resident will be asked to sign the sheet to indicate that the inspection has been completed.
