Enric (Rick) Ciullo
On May 6, 2025, at the age of 80, long-time Condo VII resident Rick Ciullo passed away. Rick stepped down from the Condo VII Board in 2019 after serving for 18+ years, the majority of them as President. He was an active member of the Bretton Woods community and an avid golfer. He loved dining out and cruising with his wife, Geri, and their Bretton Woods friends. Our condolences to Geri, their children, grandchildren, and Rick’s many friends. Rest in peace.

Welcome to Danielle Abatemarco and Jason Pesko, our new neighbors at 727 Hilltop Ct., and congratulations on your recent marriage. We wish you much happiness.

Thank you to our volunteers for once again getting the smoke alarms tested. It’s an important job and we’re grateful for your assistance. If your smoke alarm did not get tested, please email the board so we can arrange for it to be done as soon as possible. It is for everyone’s safety that we all have working smoke alarms.

Open Meeting
There will be an open meeting for Condo VII residents on Thursday, June 26th, at 7:00 p.m. in the Performing Arts room. We hope to see you there.

Gutter Cleaning
The gutters are scheduled to be cleaned during the second week of June. As always, it is dependent on the weather. A blast call will be put out prior to the cleaning.

Power Washing
Once the gutters are cleaned, we will be scheduling the power washing of the buildings and sidewalks. The cost of this is a budgeted item this year. If you wish, you will be able to have your patio cleaned at your expense. Full details will be provided prior to the cleaning.

Red Dragon Organics
Red Dragon Organics sprayed for ticks and mosquitoes in May. The application was sprayed on all vegetation around each unit, including brush, tall grasses, lawns, and all mulched areas. This is an organic solution that is not harmful to humans or other animals/insects. However, be aware that spraying is not always 100% effective, so you should still take the time to check yourself and family members for ticks. This is also another reason to stay off the grass and out of the wooded areas.

Noise Complaints
The walls between units are thin, and noise travels easily. The By-Laws prohibit anyone from making or permitting any disturbing noises which will interfere with the rights, comforts, or conveniences of any other homeowners. Please be considerate of your neighbors and tone down the noise.

Smoke
Secondhand smoke is a nuisance and a serious health risk. The By-Laws state that homeowners shall not cause or permit any unusual or objectionable noise or odors to be produced upon or emanate from their units.
We live in multiple dwelling buildings, and we share the air with our neighbors. Smoke passes from one unit to another through the medicine cabinets, outlets, vents, and along the plumbing pipes. It also seeps through the walls. Smoking of any substance indoors poses a significant health risk not only to those in a smoker’s home but also to the neighboring units.

Basement Schedule for June
Saturday, June 14 – 11:30 a.m. to 12:00 p.m.
Sunday, June 29 – 11:30 a.m. to 12:00 p.m.

Reminder
 Feeding the wildlife is prohibited. Bread, nuts, birdseed, or any other kind of food thrown outside attracts unwanted pests such as rats. If we need to address a rodent problem due to you feeding the wildlife, you will be billed for the cost. Remember that bird feeders are also not allowed.

Happy Summer!!!!!
