Our landscapers finished the spring cleanup and the mulching. They will be planting flowers in some of the common areas.

Personal Landscaping
Any planting that you wish to do in the common areas must be approved by the Board prior to work being done. Submit a detailed plan of what you wish to do and what you want to plant for the Board to review. If approved, the cost of the planting and future maintenance will be your responsibility. The Condo’s landscapers will not take care of it. Please check for any sprinkler heads before you plant (this includes any plantings you do in front of your fence). You will be billed for anything you break.
Vegetables are not allowed to be planted in either your patio or the common areas. Any such plants will be removed.

Smoke Alarms
Our volunteers started in Aril and will continue coming around this month for the bi-annual testing of the smoke alarms. A working smoke alarm in each residence is required by law and is for everyone’s safety. The testing takes less than one minute so please provide the necessary access. Your cooperation is greatly appreciated and may save a life.

The Board would like to remind everyone that our vendors (landscapers, tree trimmers, gutter cleaners, etc.) are here doing the jobs we hired them for. They are not here to do your personal work and they are NOT to be harassed or berated. Such behavior is uncalled for and we will not tolerate it. If we find that you verbally mistreated any of our vendors, your privileges will be suspended. Any issues you have with the work being done should be directed to the Board and we will address them.

Car Washing/Repairs
You cannot wash your car or do any car repairs on the street or in the parking plazas. If you wish to wash your car, you can make use of the car wash hoses on Daryl Drive outside the maintenance yard.

The lawns are not playgrounds. Do not play ball, set up children’s pools, or ride bicycles on them. Do not leave bicycles, toys, chairs, etc. on the lawns or any of the common areas. Everything must be stored on your patio or in your home. In addition, do not walk on the lawns. It is not only harmful to the grass, but there are sprinkler heads imbedded in the grass and you can easily break them by walking on them.

Insurance
Whether you are an owner or a renter, you should have insurance coverage for your unit. Make sure you request a Condo policy and that your coverage includes the cost of any improvements you made to your unit as well as your furnishings, electronics, and valuables.

Renovations
Prior to any work being done please contact the Board for the necessary forms and documentation that must be submitted.
Replacing your doors or windows? Check with the Board to ensure you are following the correct color scheme for Condo 7.
Planning a renovation of your unit’s interior? The contractors you hire to do the work must dispose of the debris and are not allowed to use our dumpsters to dispose of the materials, i.e., old appliances, bathroom or kitchen fixtures, carpets, cabinets, etc.
If the renovation requires the water to be shut off, you must notify Maintenance via work order 48 hours in advance. Only the Maintenance staff is authorized to shut off the water since it will shut it down for your entire building and all residents must be notified in advance.

Barbecues
The heat from a BBQ can warp/melt the siding so make sure you keep it at least 10 feet away from the building. BBQs are not allowed on the sidewalks or common areas. As per the Brookhaven Town Fire Code, propane and charcoal BBQs cannot be used on Upper Lamont balconies.

Fire pits and tiki torches are prohibited throughout Bretton Woods.

Outside Hose Spigot
By now all outside hose spigots should be turned on. Submit a work order for any inside or outside valves that are leaking.
