Winter Reminders – always worth repeating
 When snow is forecast, park your car in a plaza so the HOA can easily plow the roads. Once the roads are clear, move your car out of the plaza so that it can be cleared as well.
 Back-in parking is only permitted when substantial snow is predicted.
 Our landscapers will shovel the walkways once at least 2” of snow has fallen and only after the snow has stopped.
 Pick up your doormats so they do not get caught in the snow blowers.
 Ice melt is available in the basements. Fill up a container to keep by your door. Although the landscapers will put down ice melt once the snow is cleared, melting and refreezing (especially overnight) can make the walkways icy again.
 Upper Lamont Residents: To avoid any chance of damage to lower units, please remove the snow from your balcony as soon as possible.
 Regency Residents: In the event of subfreezing temperatures, open your bathroom faucets to a trickle. The water pipes are located on the exterior walls, and this should help prevent them from freezing and/or bursting.
 Have flashlights ready in the event of severe weather that causes a power outage.

Parking Reminders
 Parking is head-in only except during a major snow event.
 When you are going to be away or are not planning to use your car for more than seven days, please park it in one of Condo VII’s eight long-term parking spots located in Parking Plaza 29A.
 If you park in a handicap spot, please make sure you display your permit. Otherwise, your car will be towed.

Safety Reminder
When walking around in the early morning hours or after dark, wear brightly colored clothing, use reflective devices, and carry a flashlight.

Dryer Vent Cleaning
Since many of us tend to “hibernate” during the winter months, it is a good time to have your dryer vent cleaned. Condo VII will pay to have this done once a year. Just put in a work order.

Expenses
To keep you updated on where your money is being spent, we want to let you know about three major projects that were completed in November.
To alleviate a flooding issue in Parking Plaza 29B, it was necessary to remove a 6’ x 6’ piece of asphalt; remove the soil & backfill with gravel; install a drain and drain cap; and re-asphalt the area. This was at a total cost of $4,350.
Irrigation issues at two of our buildings needed to be resolved. One involved adding a new sprinkler zone, installing 100 feet of new pipe, adding 2 mist heads, and upgrading the sprinkler clock for a cost of $2,719. The second one required adding a new sprinkler valve; hand trenching 200 feet of pipe around the building; installing 5 mist heads and 3 rotary heads; and hooking up new wire for the sprinkler clock. This work came to a cost of $3,262.
Also, the gutter cleaning was done in December at a cost of $3,154.

Work Orders
Please submit a work order for any repairs that need to be made, e.g., non-working lights, loose or damaged siding, fence repairs, etc. Sending an email to the Board only delays the process.

Dumpsters
As many times as we have said this in the past, we find that we must state it once again. Do not lean things against or in front of the dumpsters. Break down cardboard boxes so there is room for the rest of the trash, and the lid can be closed. If a dumpster is full, take your garbage to another dumpster.

Please be considerate of your neighbors and don’t rev your car engines, especially during the early morning and late-night hours.
