Condo VI- March 2025
As March arrives, our wooded community begins to shake off the last whispers of winter, making way for the first signs of spring. With longer days and the promise of blooming landscapes ahead, there’s a fresh sense of renewal in the air. And as we celebrate St. Patrick’s Day, let’s embrace the season of growth, good fortune, and the joy of community togetherness.

Good & Welfare
Happy Birthday Christopher Annese, Jeff Forst, Richie Hourigan, Billy Reda, Stu Rindner, & Cary Anne Vierling… Wishing you all a fabulous day and a wonderful year ahead!
Happy Anniversary Majid & Mitra Marashi… Congratulations on another year of wedded bliss!

Safety & Security
Keeping Bretton Woods safe is everyone’s responsibility! Anyone who sees behavior that doesn’t look right should call 911 and report it. Residents should NOT call the Front Desk or the Gate House!
Streetlights
It is important to keep our community well-lit at night. Anyone noticing light poles out is asked to submit a work order and state the number on the pole.
Waste Management
Large items should never be leaned against dumpsters! Large items (ex. rugs, appliances, furniture, or anything that doesn’t fit in the dumpster) should be left neatly next to, but not leaning on, the dumpsters. Residents who leave large items near the dumpster should call Maintenance or submit a work order so the items may be retrieved.
ALL garbage (e.g. fast-food garbage, cigarette butts, dog poop, etc.) should be discarded properly. There are dumpsters all over the community and there is no reason anything should be left on the ground. Any resident who is found littering will have action taken against him/her by the Board.
Dogs
Having a dog in Condo VI is a privilege, not a right. To that end, the rules must be followed. All dog owners must walk their dogs in the street, not around the buildings, and must pick up after them! Additionally, all dogs must be leashed outdoors. Any resident who notices a loose/unleashed dog in the community should call the Town of Brookhaven’s Department of Public Safety at 631-451-6161 and an Animal Control Officer will be dispatched to investigate.
Common Charges
COMMON CHARGES ARE DUE ON THE FIRST OF THE MONTH! Checks received after the 10th of the month will result in a $50.00 late fee, for which there will be no waivers. Residents may pay their common charges by scheduling monthly payments through online banking. Anyone who chooses to use this option must note that the HOA Office does not receive an electronic transfer from the bank; it receives an actual paper check that is mailed from the bank and therefore, residents must allow 5-7 business days to allow payments to be received and processed by the HOA Office. Otherwise, residents should make their checks payable to “Bretton Woods – Condo VI” and mail them or hand-deliver them to the Clubhouse at 1027 Clubhouse Court, Coram, NY 11727. Don’t forget to allow for weekends and holidays.
Fire Safety
All residents should empty the lint trap in their dryers often. Many people forget to regularly clear the lint from the trap, which is a small, easy measure that can prevent house fires.
Residents should be mindful of leaving candles unattended that could cause a fire.
Barbecues shall not be used near the buildings. Barbecues must be at least twelve (12) inches from the fence and the siding. Tiki torches, fire pits, or any items that cause an open flame on the patio/balcony are not permitted.
New York State and Town of Brookhaven fire codes prohibit the use and storage of propane on balconies. Barbecuing with propane or charcoal on the Upper Lamont balconies is prohibited.
Parking
The following rules are true not only in Condo VI, but all throughout Bretton Woods:
Head-in parking only.
The speed limit is 25 MPH.
Stop signs must be observed.
No reserved parking (regular or handicapped).
All cars must display license plates, current registration, and a current inspection sticker.
All vehicles are subject to towing after being unmoved for two weeks. Vehicles not being used should be moved to a long-term spot, including vehicles in handicapped spots. There are six long-term spots in Condo VI; two in Parking Plaza # 19, two in Parking Plaza # 44A, and two in Parking Plaza # 45. Anyone intending to park in one of these long-term spots must e-mail a member of the Board (the President’s e-mail is at the beginning of this article) and state the lot the car is in, the reason, the anticipated length of time it will be there, and the name/phone number of someone who has a key in the event of an emergency.
All residents are responsible for their guests’ actions, including parking. Anyone violating the parking rules will have his/her vehicle tagged for potential towing. Anyone who has visitors during the day is asked to have them park in the street so residents may have access to the parking spaces.
Smoking
Please be mindful when smoking inside units. The Board has recently gotten many complaints from residents who have had the smell of smoke permeating into their homes through vents and attics due to their neighbors smoking.
Plumbing
TOILETS:
Toilet paper is the only thing that should be flushed down toilets! Even wipes that are advertised as “flushable” are not; they have been known to clog the pipes in Bretton Woods on many occasions. In addition, tissues, paper towels, sanitary napkins, cotton swabs, etc. should NEVER be flushed. These items will clog the system at Bretton Woods’ sewage treatment plant.
SINKS:
Grease should never be poured down sinks as it will clog pipes.
Repairs of toilet and sink pipes due to residents’ negligence will be reflected in everyone’s common charges.
Rentals
Any owners who rent their unit (family rentals excluded) are reminded that a current lease and Town of Brookhaven rental permit are both required to be always on file with Gina at the Front Desk. The Condo Board will contact the Town if any renters refuse to hold a current rental permit.
Next Meeting
The Board of Managers does not meet in January or February. Meetings are open to residents in June (for elections) and October (for the budget presentation) only. To that end, the next scheduled open meeting will be held Thursday, June 12, 2025.
