Condo I Board Elections – Volunteers are needed to serve on the Condo I Board of Managers. In June, we will be holding annual elections for the open seats on the Condo I Board of Managers. We have current board member terms expiring and other positions vacant. So there are board of manager positions available for the 2024 – 2025 year and welcome any homeowner who is interested in volunteering their time to submit a resume or a letter of interest to the Condo I Board of Managers by May 22. The election will be held in the clubhouse on Tuesday, June 25 at 7:00.
Open Condo One Meeting – Thank you to all those who attended the Condo I Open Meeting in April.

“The Move Your Cars” – Blast Call – If you are going on vacation, please, park your car in an out of the way space such as in the far corner of the plaza or in one of the four long-term parking spots in Parking Plaza 4. In addition, leave a set of car keys with a trusted neighbor who would be willing to move your car in the event a blast call goes out asking for such to be done. Work continues in Bretton Woods when residents are away. Recently, tree work that was supposed to take place in one of our parking plazas could not be completed because some people did not move their cars. Non-compliance costs every resident money. In the future, cars not moved from a plaza when instructed will be towed at the homeowner’s expense as non-compliance interferes with the planned work and costs us money.
Ansen Roofing – April brought us a lot of rain and put a hold on the initial start date for sealing the roof penetrations on our flat roofs. Flat roofs can hold water for days. In order for this work to take place to roof must be dry.
Tree Work – L.I. Lumberjack has completed 4 days of tree work this year so far.
Landscaping – Cutting Edge is our new landscape contractor. Spring cleaning has been completed.
Outdoor Hose Bibs – If you have the shut-off valve to the outside hose bib, please, turn it back on now. If you need help turning it on, you may submit a work order and someone from maintenance will help you.
Fence Cleaning Guide – If your fence is in need of a cleaning, try simply hosing it down first. (Power washing is NOT recommended as it can damage the finish.) For stubborn stains: Try a vinyl fence cleaner and a soft scrub brush, this should remove any natural stains. Be sure that you are using a “soft” scrub brush; stiff brushes are not required on vinyl fences and can scratch your fence with applied pressure. Simple Green® works well for this. You could also try the Mr. Clean® Magic Eraser®. The white eraser is great at removing scuff marks and stains and is safe to use on your vinyl fence. Abrasive cleaners are not recommended.
Windows, Doors, Storm Doors and Patios – All changes to the outside of your unit must be pre-approved by the Condo I Board. Submit a written request to the Condo I Board describing in detail what you plan to do. Include pictures and/or a brochure. Style and color requirements are in place and must be adhered to. All windows must be sliders. The window frame must match the gutters on your unit. New entry doors may be up to 50 % glass. Storm doors can be full glass. Doors and storm doors must match the color of your gutters. (Condo I Maintenance Architectural Control Matrix 2011) Contractors must be licensed, and insured and sign a Hold Harmless form. Work may not be started until you have written approval from the Condo I Board.
Walkways – Please walk on the paved walkways and do not take shortcuts across the grass or through the wooded area. This is for your own safety, as well as, for protecting the lawn from damage.
Barbeque Season – For those of you who have a barbeque, please, remember that the heat from it can easily melt the vinyl fencing. The fence is not warrantied for warping or melting due to excessive heat. Keep your BBQ at least 10 feet away from any combustible surface while in use as per the fire code
In addition, please, be aware and adhere to Brookhaven Town Fire Code as it pertains to barbeque grill use in multiple residence settings such as a condominium.
Use of Barbeques & Storage of LPG Tanks – This information is provided to you by the Town of Brookhaven, Division of Fire Prevention, and is intended for use in multiple residence settings, i.e. apartments, condominiums, coops, and alike. This information does not apply to 1 and 2 family detached dwellings.

(1) No container of liquefied petroleum gas (LPG), either in use or in storage, will be permitted inside or on the roof or balcony of any occupied building or in or on any construction attached to an occupied building…
(3) Storage of containers must be outside the building, at least 25 feet from any building. Storage is to be in either a noncombustible top and bottom vented structure or surrounded by a substantial metal fence enclosure, such enclosure to be adequately secured against access by unauthorized persons. (Note: Storage of LPG is not permitted in our common areas.)

Open-flame cooking devices. Charcoal burners and other open-flame cooking devices shall not be operated on combustible balconies or within 10 feet (3048 mm) of combustible construction.
Frequently Asked Questions: 1. Q. Can I use my electric barbeque / grill within 10 feet of my building or deck or on my second story balcony? A. Yes, electric barbeques / grills may be used without restriction, as they do not produce an open flame. 2. Q. Can I use my charcoal barbeque / grill on my second-floor balcony or within 10 feet of the building or my ground level deck or patio? A. “No”. This would be a violation of the Fire Code. 3. Q. Can I use my LPG (propane gas – 20 lb.) barbeque / grill on my second story balcony? A. “No” This would be a violation of the Fire Code. 4. Q Can I use my LPG (propane gas) barbeque / grill if I use it more than 10 feet from the building or my ground level deck or patio? A. Yes, as long as the minimum distance of 10 feet is maintained at all times during use, you are in compliance with the Fire Code. 5. Q. Where should I keep my spare propane tank (LPG cylinder)? A. Due to the restricted space in most complexes, it is recommended that spare tanks not be maintained on the property. The tank in use / attached to your barbeque / grill should be the only tank you have. Improper storage of the tanks / cylinders is a violation of T.O.B. Local Law 30-9. Any violation of any section of the Fire Code of New York State, constitutes an offense pursuant to Section 16 of the Fire Prevention local law and may be punishable by a fine up to $10,000 per day, imprisonment not to exceed (6) months, or both.
